Vantrock Real Assets Private Limited is seeking an experienced legal professional for a full-time Counsel — Land & Transaction Risk position based in the Mumbai Metropolitan Region. This in-house legal seat within the Land & Investments team controls land, title, tenure, encumbrance, and approval risks across a national real estate pipeline.
Key Eligibility Criteria
- Degree & Qualification: LL.B. from a recognised university and valid enrolment with a State Bar Council.
- Experience: At least 5 years of relevant hands-on experience in land and real estate property law.
- Core Competencies: Demonstrated expertise in title diligence (chain of title, revenue records, encumbrance, conversion, litigation search), drafting and negotiating real estate transaction documents (sale deeds, JDAs, leases, agreements to sell, PoAs), and managing external legal counsel.
Responsibilities & Scope of Work
- Own land and title risk on every live transaction and command external law firms.
- Manage turnaround times for due diligence, title opinions, and closing milestones.
- Read, interpret, and analyse physical and digital land revenue records across various states (e.g., 7/12 extracts, pahani, adangal, patta, khasra, jamabandi).
- Structure and paper real estate transactions through to closing, overseeing stamp duty, registration, and tax implications.
- Engage in substantial travel to state revenue offices, sub-registrar offices, local counsel chambers, and project sites.
Stipend, Compensation & Mode
Compensation: Upper quartile benchmarking for the role and market, featuring performance-linked bonuses and ESOP-linked equity incentives. Specific numbers are discussed directly during initial interviews.
